Facebook and Google ads for real estate agents
Tell EasyMarket about the listing or the leads you want. You get the ad copy, audience, budget and setup steps, with every ad checked against the rules that apply to housing ads before you see it.
Campaigns you can build
- A new listing
- An open house
- Buyer or seller leads
- A home you just sold
- Your name in a neighborhood
Each campaign includes:
- Ad copy for Facebook and Instagram, and Google search headlines and descriptions that fit Google's limits
- Who to reach: the audience and locations, within each platform's rules
- What to spend: a daily budget and how long to run
- Step-by-step setup for Meta Ads Manager and Google Ads, with tracking links
What to watch for in your ads
Describe the home, not the buyer
The Fair Housing Act bars ads that show a preference based on race, color, religion, sex, disability, familial status or national origin. Wording like “perfect for families” or “adults only” describes people, not the property.
Housing ads have targeting limits
Facebook requires the Housing special ad category, and neither Facebook nor Google lets housing ads target by age, gender or ZIP code. EasyMarket builds the audience within those limits and tells you which settings to use.
Your brokerage and license details
Texas and Florida require your brokerage's name in every ad, and California also requires your license number. EasyMarket adds the details from your business profile to every campaign and checks they're there.
The rules every campaign follows
EasyMarket writes every campaign to these rules and checks the ads before you see them. When an ad breaks a rule, it's rewritten automatically, or flagged with what to fix.
Fair Housing Act
- Avoid steering-risk phrases (review)
- No protected-class steering language
- Equal Housing Opportunity statement
Facebook and Instagram housing ads

FTC advertising rules (every business)

- Auto-renewal / subscription terms must be disclosed
- 'Free' and price claims must disclose conditions
- Testimonials: show typical results and disclose connections
State rules, for ads in these states
- Texas (TREC): broker's name in every ad
- Florida (FREC): brokerage name in every ad
- California (DRE): license number and broker's name in ads; label digitally altered listing photos
